The best House Flipper 2 tips and tricks for money come down to three rules. Clear the email jobs first, because they pay the most per minute and earn the perk points you need. Pick a buyer before you renovate a house, not after. And spend only on what that buyer wants, because the free Buyers 2.0 update (May 21, 2026) made buyer satisfaction “a BIG impact on the price”, in Frozen District’s words.
Most House Flipper 2 tips online were written before that rework. This guide uses Frozen District’s own Steam patch notes up to the Custom Materials Update (October 28, 2026), the Steam store page, community job-payout and buyer guides, and the House Flipper wiki. We haven’t played the game. Numbers come from the sources named next to them, and tips marked “our advice” are GamingRoute’s own suggestions (checked November 2, 2026).

House Flipper 2 tips and tricks: quick answer
- Early money: do every email job before you buy houses. A community payout guide logs 3-star rewards from about 7,300 to 268,125 per job.
- Best job for cash: “Big Dream of a Big Family” from the free Co-op DLC pays 268,125 at 3 stars. The guide’s author finished it solo in about 78 minutes.
- Selling: choose the buyer first, read their moodboard, pin them, then renovate to their list.
- Don’t over-renovate: since Buyers 2.0, players report that extra decorating often loses money unless the buyer asked for it.
- First perks (our advice): the cleaning spray and bigger trash bags, because cleaning and trash show up in almost every job.
- Best upgrades for profit: the selling perks (more buyers, buyer pinning, extra sale money) and “Construction manager” for cheaper walls.
- Cheaper furniture: finish item assemblies. They unlock the item in the Store and give a bigger discount since the May 2026 patch.
What changed in 2026 (and why older tips are wrong)
House Flipper 2 has been out on PC since December 14, 2023 and costs $39.99 on Steam (price checked November 2, 2026). Two of this year’s free updates change how you make money:
| Update | Date | What it changes for money |
|---|---|---|
| Buyers 2.0 (with Sakura DLC) | May 21, 2026 | Reworked buyers, comments on your homes, moodboards, a buyer-pinning perk, paid info on elusive buyers, a new way of counting profit, empty plots in Story Mode, bigger assembly discounts |
| Sakura Hotfix 1.12.3 | June 11, 2026 | Adjusted the buyer summary screen and fixed the “Business Is Booming” achievement |
| Custom Materials Update | October 28, 2026 | Community-made materials from mod.io, and you can now turn off the day/night cycle |
| Pets DLC | December 3, 2026 | Frozen District lists 10 jobs, 10 houses and 4 new buyers |
The upshot: tips that say “decorate everything and any buyer will pay well” come from the old system. Frozen District says buyers now judge “environment, building size, the items inside and even what tags the items have”.

How to make money fast in House Flipper 2
Jobs are the steady income. Each job pays more for more stars, and each finished task adds money. The table below comes from AdmiralAnarchy’s “It’s A Tough Gig” Steam guide (data as of November 26, 2025, recorded with all perks unlocked, so your times will be slower). The money-per-minute column is our own math.
| Job | Content | 3-star payout | Time (guide) | Per minute (our math) |
|---|---|---|---|---|
| Big Dream of a Big Family | Co-op DLC (free) | 268,125 | 78 min solo | ~3,440 |
| Floor plan to change | Base game (tutorial) | 42,090 | 15 min | ~2,810 |
| Return to my Childhood Home | Scooby-Doo DLC | 122,295 | 46 min | ~2,660 |
| Fishy Ghost at the Fish Festival | Scooby-Doo DLC | 141,315 | 62 min | ~2,280 |
| We’re Moving Back to Pinnacove! | Base game | 29,942 | 14 min | ~2,140 |
| End to the Ugliest House | Base game (final job) | 58,731 | 28 min | ~2,100 |
| Tiny House to Flip | Base game | 26,020 | 16 min | ~1,630 |
| My Crew is moving here | Base game | 29,972 | 19 min | ~1,580 |
More ways to keep cash in your pocket:
- Finish email jobs before you flip. A long-running Story Mode tips guide says doing them first maxes out most perks.
- Sell small clutter with the trash bag. The same guide says the bag can sell tableware, books, plants and boxes without moving the furniture they sit on, and selling doesn’t fill the bag. The “Nothing goes to waste” perk pays 100% of an item’s value even when you bin it.
- Do assemblies. Frozen District’s May 2026 notes say finished assemblies unlock the item in the Store, the discount is higher, and the timer is gone.
- Keep good furniture. The Story Mode guide says damage on some items can be edited away by changing the colour or material. Change Style needs the Designer perk, and it beats selling the item and buying a new one.
- Wire new lights. Lights that come with a house are already connected; lights you buy are not. The tips guide warns this can affect the sale price.
How to sell houses in House Flipper 2 for more money
Since Buyers 2.0, a sale works like a test with one buyer in mind. Our advice, based on the official notes and the community guides:
- Pick the buyer before the house. Open the Buyers tab on your tablet and read the buyer’s profile and moodboard. Frozen District added moodboards for every buyer in May 2026.
- Buy a plot that fits them. Location and house size matter to many buyers. The community All Buyers Guide (updated October 28, 2026) lists every plot’s size class.
- Pin the buyer. With the pinning perk, a pinned buyer always makes an offer at your auction. That makes each auction a feedback round.
- Read the comment colours. The guide says solid red comments hurt satisfaction most, light red less and white a little. Light and solid green show what the buyer likes.
- Fix the reds, then sell. One player reports paying about 2,000 in auction fees every time they put a cheap house up just to read the comments, so batch your fixes. Frozen District’s notes say the fee is lower for cheap houses, higher for expensive ones and shown on the auction button.
Room rules that trip people up, from the All Buyers Guide: a room needs a floor, walls and a roof, and the house needs at least one door. One room can count as several types, so a sofa, a table and two chairs make both a living room and a dining room. Buyers don’t care which wallpaper or flooring you use, as long as it isn’t damaged or mouldy. And most buyers dislike too much of something as well as too little.

Easy buyers to start with
| Buyer | What they want (wiki moodboards) | Why it’s easy money |
|---|---|---|
| Mr. Bylowe | Dirty, damaged, no furniture; “Doesn’t care about your effort” | Sell a run-down house almost as-is, so you spend nothing on repairs |
| Karry Price | Clean, empty, undamaged; a pool is a “superb addition”; few trees, no weeds | Clean and empty the house, no decorating budget |
| Tom Marino | Tutorial buyer with flexible wants: indoor plants, some landscaping, contemporary furniture | Forgiving while you learn the comment system |
| Gary Hood | Small, dark place: no windows, no lights, a bed and a bathroom | You sell off windows and lights instead of buying things |
| Sarah and James Marston | Three-person house in Pinnacove Suburbs or Coralroot Forest, 4-6 rooms, almost no furniture, Skadi and Loftly pieces | The big late-game payer in the community money guide |
Leodolon’s “Making money on Buyers 2.0” guide (updated September 3, 2026) gives late-game figures. With the Marstons pinned, it says “Trevor’s mansion” (316,000) resells for about 160,000 profit and “Summer house with a pool” (665,000) for about 250,000. For Gary Hood, it says to buy “Forest cabin” (177,000), strip the windows, inner doors and lights, and add a fridge, a stovetop and a bed for about 90,000 profit. These are one player’s results. Frozen District hasn’t confirmed them, and a balance patch could change them.
Best perks and upgrades in House Flipper 2
You earn perk points as you play, and the perk screen has a reset button that refunds them (community tips guide). Frozen District cut the experience cost of the Flipper skills perks in June 2024. Here’s our advice on what to take first:
| Perk | What it does | Why take it (our advice) |
|---|---|---|
| Cleaning spray, then Faster cleaning | Adds the spray, then speeds up stain cleaning | Cleaning is in almost every job, so this saves time everywhere |
| The bigger the better / The biggest is the best | Trash bags hold more | Fewer trips to the bin on messy jobs |
| Designer, Trendsetter, Like two drops of water | Change style, copy style, duplicate items | Restyle instead of rebuy. Since October 2025, Designer also unlocks the item collection bar. |
| Construction manager | Building walls is cheaper | Saves money on extensions and empty plots |
| Big bang | The hammer breaks more blocks per swing | Faster demolition jobs |
| Selling perks | More buyers at auction, more money per sale, buyer pinning | This is where flipping profit comes from |
| Well deserved rest | Choose when you wake up after sleeping in a bed (4 options since June 2024) | Low priority now: you can sleep without it since June 2024 and turn day/night off since October 28 |
A note on the selling perks: the House Flipper wiki’s perk list still shows the pre-2026 tree. Real realtor and By popular demand bring two and three buyers, and Tough negotiator and Business shark pay more per sale. Frozen District’s Buyers 2.0 notes added “new perks, including pinning buyers”. The community buyer guides name them Person of interest (pinning), Silver tongue and Honesty Pays (you see more buyer comments) and Word of mouth (the last selling perk). Check the in-game names in your version.

Time-saving tricks
- Use Flipper Sense, spray, then wipe. The Story Mode guide says spraying the highlighted stains keeps them visible after the highlight fades, which makes cleaning “at least twice as fast”.
- Finish one room before the next. The same guide says this beats doing one task across the whole house.
- Start with the trash. Clearing trash early also helps performance, since less trash has to be drawn on screen.
- Look for hidden space. Open every door. The guide says attics, basements and garages can become extra bedrooms and bathrooms, which are “especially valuable”.
- Getting stuck: the Esc menu has an Unstuck option, and the F11 console lists “unstuck” and “reset-to-spawn-position” (Spring Update notes).
