Dream House Days DX is the paid, offline version of Kairosoft’s free-to-play apartment sim Dream House Days. You pay once ($6.99 on the App Store, $7.99 on Google Play, $8.99 on Steam, $11.99 on Xbox, $13.99 on PS4, $14.00 on Switch). In return you get no ads, no in-app purchases, no online or friend features, and landscape play included. The fan wikis that track both versions say the game itself is essentially the same. That includes the same 70 special rooms, and you’ll find every one of them below with its items, floor, rent and comfort bonus.
This is a sub-guide to our Dream House Days guide to revenue and room layouts. Here we answer one question: what changes in DX, and which special room combos are worth building. Facts were checked on October 28, 2026 against Kairosoft’s official game page, the store listings and two fan wikis: the English Kairosoft Wiki and the Japanese Kairopark wiki. Developer and publisher on every store is Kairosoft Co., Ltd.

Quick answer
- What DX is: a one-time purchase. The original Dream House Days is free with ads and in-app purchases.
- What’s different: no ads, no ticket bundles to buy, no online or friend features, and landscape mode included. In the original, landscape came with a $4.99 “remove ads” purchase.
- What’s the same: the Japanese wiki says there is no major difference in game content. Kairosoft’s store description is the same for both, down to the HDTV + game console “game room” example. Only the free version adds notes about friend play and in-app purchases.
- Special rooms: 70 combos in total. 66 help you and 4 hurt you.
- Best for rent: Savings Room (Antique Vase + Safe on Carpet, +1.0K), then Royal Room (Armor + Chimpan Statue on Red Carpet, +0.8K and +10 comfort).
- Best for comfort: Drying Area (Drying Rack + a plant or vase on a Balcony, +11).

Dream House Days DX vs the original: what’s different
Kairosoft doesn’t publish a feature list comparing the two versions. The comparison below comes from the store listings (what each one says it contains) and from the two fan wikis. The Japanese wiki sums it up in four lines: the original is free with in-app purchases, DX is buy-once, game content has no major differences, and DX drops in-game purchases and online features. It adds that DX has no ads and no ad-loading delay at start-up, and that it can be played in landscape. The English wiki’s banner says the same thing more briefly: DX is “a paid version of the app with no micro transactions.”
| Feature | Dream House Days (original) | Dream House Days DX |
|---|---|---|
| Price | Free | One-time purchase ($6.99 to $14.00 by platform) |
| Ads | Yes (Google Play: “Contains ads”) | None |
| In-app purchases | Yes. The wiki’s price list: ticket bundles from $0.99 (10 tickets) to $15.99 (200), plus “Remove ads and enable landscape mode” for $4.99 | None. Kairosoft’s own app page labels the mobile DX “Offline Version” |
| Online and friend features | Friend play for bonuses (Google Play listing: “currently in beta testing”). Per the wiki, 7 tickets per friend added and 1 ticket per 40 minutes your friends play (max 20 per bonus) | None |
| Landscape screen | Part of the $4.99 purchase | Included |
| Platforms | Android, iOS | Switch, PS4, Steam (Windows), Xbox One / Series X|S and Microsoft Store, iOS, Android |
| Google Play downloads | 5M+ | 50K+ |
| Achievements | In-game trophies only | In-game trophies, plus 6 Steam achievements; the Japanese wiki lists extra achievements on Xbox |
Tickets don’t disappear in DX. They stay an in-game currency you earn by playing, but you can’t buy them any more. The wiki lists the ways the original hands them out: departing tenants with high happiness, and a play-time bonus of 1 ticket per 7 minutes of unpaused play (up to 10, collected when you restart). An App Store reviewer of DX also mentions getting tickets for play time. The friend bonuses are part of the online features that DX drops, so in DX tickets come only from playing.
What stays the same in DX
Apart from those notes, Kairosoft uses the same store text for both versions. You furnish apartments, find special rooms by combining furniture, climb the real-estate rankings, attract celebrity tenants “ranging from hit singers to soccer stars”, and help tenants with romance and careers. Kairosoft’s Japanese page describes the same loop: special rooms are discovered by placing furniture (its examples are a tatami floor with a low table, and tile with a western toilet and a unit bath), and levelling up furniture raises a room’s grade. At the end, your run is scored. The wiki’s endgame page says special rooms you have already found carry over into the next playthrough after you buy a Data Transfer, which first appears in year 21. Steam’s global stats show how few players get that far in DX: 69.1% of Steam players have the achievement for a new resident moving in, 20.3% the game-clear achievement, and 6.0% the one for finding the Kairobot statue.
Dream House Days DX release dates and prices
US store prices, checked October 28, 2026. The original free game came out in Japan first in 2012 and reached English-language stores in 2013 (Android January 29, iOS August 20), according to the English wiki.
| Platform | Release (DX) | US price |
|---|---|---|
| Nintendo Switch | July 29, 2021 | $14.00 |
| PS4 | July 29, 2021 | $13.99 |
| Steam (Windows) | March 27, 2022 | $8.99 |
| Xbox One, Xbox Series X|S, Microsoft Store | September 15, 2023 | $11.99 |
| iOS (App Store) | March 2024 (version history starts with 1.18, March 13, 2024) | $6.99 |
| Android (Google Play) | Available (Google Play shows no release date) | $7.99 |
Both Android versions were last updated on January 18, 2026. The free original is still listed, so you can try it first and buy DX later. Neither listing mentions moving a save from one version to the other, and the free version’s listing warns that its save data can’t be transferred between devices.
Is DX worth it over the free version? It comes down to the numbers. Removing ads in the free game costs $4.99, and DX costs $6.99 to $8.99 on phones and PC. The extra couple of dollars removes ticket purchases altogether. You lose the friend bonuses, which only matter if you have friends playing the free version.
How Dream House Days DX special rooms work
A special room is a pair of furnishings, often on a specific floor, placed in the same room. When the game recognises the combo, it boosts the apartment’s rent, comfort or both, plus the stats of the furnishings in it. The English wiki adds a few rules worth knowing before you plan a layout:
- Bonuses only go to the items in the combo. The wiki suggests up to 4 copies of each item in the same room (no more), so every copy gets the bonus.
- One room can hold several combos. In the wiki’s words, “special rooms can be shared in one room”, so a tiled bathroom can be a Unit Bathroom and a Laundry Room at once.
- Room size limits furniture: small apartments hold 16 furnishings, medium 32 and large 64. Sets count as more than one.
- Flooring is a furnishing too. It can’t be used by tenants and doesn’t level up, but it’s what turns many pairs into a special room.
- “Any” floor in the table means the wiki lists no floor for that combo (19 of the 70).

All 70 Dream House Days DX special rooms (combo list)
Sorted by rent bonus, then comfort. Rent and comfort are the bonuses the wiki lists for each combo (“+0.2K” means $200 more rent). “Stat growth” shows which tenant stats the combo improves (Intellect, Fitness, Hobby, Charisma). The data comes from the English wiki and matches the Japanese wiki’s 70-room table, which also numbers each room in in-game discovery order.

Combos to avoid
Four pairs create a negative special room. They lower comfort and a tenant stat, so keep these items in different rooms.
| Combo to avoid | Item 1 + Item 2 | Comfort | Stat growth |
|---|---|---|---|
| Hygiene Hazard | Urinal + Kitchen | -8 | Fitness lowered |
| Hygiene Disaster | Toilet + Custom Kitchen or Island Kitchen | -12 | Fitness lowered |
| Procrastination A | Study Desk + HDTV or Analog TV | -5 | Intellect lowered |
| Procrastination B | White Desk + 60" TV | -7 | Intellect lowered |
Best Dream House Days DX special rooms for rent
If money is the goal, these are the combos with the biggest rent bonus in the wiki’s table. Most of them need late-game furniture, so plan the floor early and drop the items in as you unlock them.
- Savings Room (+1.0K): Antique Vase + Safe or Large Safe on Carpet. It’s the only combo worth a full +1.0K, though it adds no comfort.
- Royal Room (+0.8K, +10 comfort): Armor + Chimpan Statue on Red Carpet. It gives the best rent and comfort together, and it raises all four tenant stats.
- Armory (+0.7K, +9): Samurai Swords + Armor on Red Carpet. It shares Armor and Red Carpet with the Royal Room, so the two fit well side by side (the wiki notes that one room can hold several special rooms).
- Gaudy Bedroom (+0.7K, +9): Pink Bed + Heart Rug on Pink Floor. It’s the best bedroom combo, and every apartment needs a bed anyway.
- Music Room and Leisure Room (+0.7K, +9 each): Electric Organ + Grand Piano, and Karaoke Room + Juice Bar, both on Carpet. Add a Painting on a Red Carpet room and the Grand Piano also makes the Fine Arts Room from Kairosoft’s own store text (+0.5K).

Best special rooms for comfort
Comfort decides which tenants agree to move in, and the wiki says a higher comfort stat also brings a bigger deposit. The top comfort combos are:
- Drying Area (+11): Drying Rack + Flower Vase, Plant or Flower Bed on a Balcony. It’s the highest comfort bonus in the game and raises all four stats, but it needs a balcony floor. The Japanese wiki’s FAQ explains that only gardens with a brown fence can be walked out onto (add a door). Gardens with only a white railing are for placing things.
- Royal Room (+10).
- +9 combos you can build early: Pet Room (Pet Bed + any rug on Carpeting), Telephone Room (Telephone + any rug on Pink Floor), Study Room (any desk or table + a bookshelf or Storage Rack on Carpeting), Housework Room (Vacuum + Wall Clock on Orange Floor) and Relaxing Room (Air Conditioner + Massage Chair on Carpeting).
- Kitchens: the two Modern Kitchens (Cupboard + Refrigerator, or Kitchen + Microwave, on Orange Floor) give +8 comfort. The Ordinary Kitchen (Kitchen + Refrigerator on Flooring) gives only +3 but adds a little rent.

FAQ
Is Dream House Days DX different from Dream House Days?
Only in how you pay and what’s online. DX is buy-once with no ads, no in-app purchases and no online or friend features, and it plays in landscape. The Japanese fan wiki says there is no major difference in game content, and Kairosoft’s store description is the same for both apart from the free version’s notes on friend play and purchases.
How many special rooms are in Dream House Days DX?
70, according to both the English and the Japanese wiki. 66 of them help and 4 (Hygiene Hazard, Hygiene Disaster, Procrastination A and B) lower comfort.
Does Dream House Days DX have in-app purchases?
No. The English wiki describes DX as “a paid version of the app with no micro transactions”. Kairosoft’s app page lists the mobile release as the “Offline Version”. Tickets still exist, but you earn them in the game.
What is the best combo in Dream House Days DX?
For rent, the Savings Room (Antique Vase + Safe on Carpet, +1.0K). For rent and comfort together, the Royal Room (Armor + Chimpan Statue on Red Carpet, +0.8K and +10). For comfort alone, the Drying Area on a balcony (+11).
Can I play Dream House Days DX on Android?
Yes. It’s on Google Play for $7.99 as a separate app from the free version, and it’s on the App Store for $6.99.
